Wholesaling may be the most “Gen Z” way to break into the ever-changing Real Estate market. You don’t need a license, college degree, or anything of that sort. Technically, all you need is a pair of eyeballs and a pen.
First, online “gurus” make it sound WAY easier than it really is. This is not a job for the faint of heart or for a person looking to make a quick buck. Wholesaling is a job that requires true motivation, perseverance, and dedication.

Luckily, that one yes will result in a pretty hefty paycheck.
Unlike most jobs, you can actually pick how much you will be paid. For example, if you have a property under contract for $20,000 you can “flip” that same contract for $30,000, $50,000, or even $70,000. That’s the beauty of wholesaling! Once you have a property under contract you can pick the price for the next buyer.
So, how is it done?
The process is actually quite simple. First, find a property that is beat up, run down, or just simply abandoned. You then use an online service, such as WhitePages, to find the owners phone number. Once you have the number, contact the owner and make them an offer!
If you agree on a price with the owner, you can then “flip” the contract to another investor. This is done through an “assignment of contract.” This may sound technical, but it’s much easier that it sounds.
